Multi-unit residential construction

Coordinated construction of multi-unit residential buildings

Delivering a multi-unit residential building is a complex construction and organisational task. Because of the larger scale, the greater number of trades, the repeating apartment units and the shared common areas, construction requires careful preparation, consistent technical coordination and well-organised work processes.

B2 Házak undertakes the general contracting of multi-unit residential buildings, from structural work through to completing the whole property.

Our references include several residential buildings with 10–50 apartments, giving us hands-on experience organising larger-scale, complex construction processes on multi-unit projects.

What does general contracting a multi-unit building involve?

A multi-unit residential building involves numerous construction processes running in parallel. Alongside the load-bearing structures, masonry, facades and roofs, the building services and electrical systems, the interior fit-out of the units, the common areas and the external works all need to be coordinated too.

As general contractor, our task is to ensure these work phases take place as part of one unified construction process, in the right order and technically coordinated with one another.

During the project we pay particular attention to:

What work do we undertake?

The exact scope of construction for a multi-unit building always depends on that project’s plans and agreed scope of work.

General contracting can include, among others, the following work phases:

Alongside full general contracting, depending on the project we can also carry out specific construction phases or structural work only.

Larger scale — greater organisational demands

Building a residential property with 10–50 apartments takes more than simply carrying out each trade’s work correctly.

The project’s success fundamentally depends on:

This is why well-organised construction matters especially for multi-unit buildings. In a larger building, a single missed or delayed decision can affect several work processes at once.

Why repeating details matter

One characteristic of multi-unit buildings is that many structural and trade details repeat throughout the building.

A technical decision made early on for identical apartment layouts, bathrooms, windows and doors, mechanical risers, facade junctions or balconies can end up repeating in many places throughout the building.

This is both an opportunity and a responsibility.

A well-designed and properly checked detail can be repeated efficiently, whereas a flawed solution multiplies across the building. That’s why we consider it essential to clarify critical details early and execute them consistently.

Units and common areas

A multi-unit building isn’t simply several family houses placed side by side.

Alongside the apartments, the following also represent standalone construction tasks:

These have different technical and usage requirements from the apartments themselves, yet they remain part of the same unified building system.

Preparing a multi-unit residential project

For a larger residential building it’s especially important to have sufficiently detailed and well-coordinated design documentation in place before construction begins.

When preparing the proposal and construction, the following are therefore important:

The more precisely a project’s technical scope is defined, the more reliably we can plan the cost, schedule and resourcing of construction.

How does our work together begin?

1. Getting to know the projectWe review the investment’s key details, its location, size, number of units and the available documentation.
2. Reviewing technical documentationWe examine the plans available for construction and quoting, and flag any questions that need clarifying.
3. Defining the scope of workWe clearly set out which work phases are covered and to what stage of completion.
4. Proposal and contractWe prepare our proposal based on the defined technical scope, then set out the terms of construction once agreed.
5. Preparing for constructionWe put together the schedule and organise the work phases and the trades involved in construction.
6. Construction and handoverWe carry out the works in a coordinated way, then hand over the completed project as set out in the contract.

Our multi-unit residential references

Our references include multi-unit residential buildings that clearly demonstrate the scale and complexity of our work in this field.

Planning to build a different type of property?

Our general contracting services also cover the delivery of other types of buildings.

Planning a multi-unit residential project?

If you’re looking for a general contractor for a multi-unit residential building, send us a short overview of the project and the available design documentation.

In our first consultation we’ll review the scale of the project, the desired scope of construction, and the options for moving forward.
